The site of the former Millard Fillmore Gates Circle Hospital will be transformed into a $63 million campus that will provide housing ranging from condominiums and market rate apartments to continual care for elderly residents.
Under a plan chosen by Kaleida Health, Canterbury Woods would develop a $28 million urban campus providing continual care for 55 seniors.
It will be joined by a $35 million project that includes market-rate residential apartments, mid-market condominiums and for-sale townhomes, as well as a small grocery or cafe and large health center.
Kaleida Health outlined the project this morning after choosing a joint venture between TM Montante Development, Episcopal Church Home & Affiliates and Frontier Group of Companies to redevelop the huge former hospital complex.
The proposal won out over competing concepts that also included housing by Benderson Development and Uniland Development Co.
The hospital closed in March 2012.
“Providing local residents the chance to remain in or relocate to the city’s core while taking advantage of the lifestyle that Canterbury Woods offers is a landmark opportunity,” said Rob Wallace, president of Episcopal Church Home & Affiliates.
“For our part, we believe bringing Canterbury Woods to Gates Circle addresses a need and is in keeping with the important residential history of this beautiful city neighborhood.”
Montante officials said it’s likely that the main hospital building will be demolished, as well as possibly others among the 13 located on the nearly 10-acre site.
Timothy Vaeth, Montante’s president, said that while a final decision hasn’t been made, the building doesn’t appear to meet Canterbury Woods’ needs.
There are also plans to extend Lancaster Street, which currently ends at Delaware Avenue, to Linwood Avenue, introduce considerable green space to the blacktopped complex and include a number of sustainable design elements, including photovoltaics placed on a garage roof to provide solar energy.
No timetable was announced for completing the project, or when the first tenants could move in.
